With the arrival of spring comes a new momentum to the real estate market, when the region sees a higher inventory of homes available for sale. As of March 2024, the median home price in Allegheny County was $247,900.
“The spring season is one of the busiest times in real estate, offering homeowners contemplating selling an optimal opportunity. Ideal weather conditions enhance curb appeal, while increased demand leads to faster sales and potentially higher selling prices,” says Paul Sinnett, an associate broker with Berkshire Hathaway HomeServices, and a member of the LGBTQ+ Real Estate Alliance. “For those prioritizing proximity to schools, now is the ideal time to secure a property, ensuring a summer closing and seamless preparation for the upcoming school year.”
Of course, the biggest news in the real estate industry is the March 14 announcement that the National Association of Realtors (NAR) reached a landmark $418 million settlement, that, according to NBC News, “is set to usher in the most sweeping reforms the American real estate market has seen in a century.”
Chief among them is the elimination of the longstanding 6% commission. With so many swiftly moving parts and new details emerging seemingly daily, it is important to stay informed about this highly complex settlement, which is expected to take effect in early July.
Sinnett adds: “Regarding the NAR settlement, while it’s making headlines, it’s crucial not to miss out on the opportunities the spring market offers while all the details are being sorted out. There are still a lot of unknowns, but as I always recommend, whether we are discussing the settlement, interest rates or any other hiccup to come our way, don’t put your life or home purchase on hold.”
