Nutley-based Prism Capital Partners has signed two national retail tenants at 1 Orient Way in Rutherford, according to a Thursday announcement. The privately held real estate firm owns the 14,000-square-foot ground floor retail component of the mixed-use building, which is topped by four stories of luxury condominium homes.
Popular boutique fitness franchise Club Pilates committed to 3,250 square feet, while JAG Physical Therapy, offering comprehensive outpatient physical and occupational therapy services, took 2,500 square feet. Ripco Real Estate’s Deb Stone, Prism’s exclusive retail leasing agent for 1 Orient Way, brokered both long-term transactions.
“Prism is thrilled to welcome these established, value-add tenants to 1 Orient Way,” Jon Hoff, president, Prism Property Services, said. “Ripco has done a tremendous job of bringing new uses to the building, to the advantage of the entire neighborhood. These businesses and service providers, in turn, benefit from an in-place residential population and highly visible downtown location.”
The retail tenant roster at 1 Orient Way also includes Avis car rental, which recently extended its lease, and the UPS Store.
1 Orient Way is ideally situated in Rutherford’s densely populated, vibrant, walkable town center rich with dining, shopping and cultural amenities. Hoff noted the building’s two remaining availabilities — a 1,500-square-foot unit and a 4,200-square-foot divisible space — offer exceptional leasing opportunities for retail, restaurant and medical users.
The transit-friendly property sits directly across the street from a bus stop, just one block from the borough’s New Jersey Transit train station. The location — nine miles west of Manhattan — offers easy access to an essential roadway network that includes routes 17 and 3 as well as the New Jersey Turnpike. The Meadowlands Sports Complex and the renowned American Dream mall are minutes away.
