BELMAR — A ruling by the Superior Court of New Jersey has upheld the borough zoning board’s 2022 approval of a variance to allow construction of a condominium complex on the 12th Avenue site of the Belmar Inn.
This ruling, issued Oct. 19 by Judge Gregory Acquaviva, reaffirms the zoning board’s approval last July for an application from Edelman Investment Group LLC to merge two lots and demolish its existing structures in order to make way for a four-story, 57-foot-tall, market rate condominium building.
The new complex will be constructed in the R-75 Zone at 112-114 12th Avenue, which consists of two lots currently holding the Belmar Inn, a rooming house constructed in 1940 that provides transient housing with an occupancy of approximately 80 people across 40 units that remains in operation, on one lot and two houses, a single-family home and a two-family home, on the other lot.
“The Court authored a comprehensive, well reasoned opinion clearing the way for the removal of the Belmar Inn and two structures to its east,” Attorney William J. Shipers, who represents the Edelman Investment Group, said in a statement. “This decision will allow for a renaissance of the 12th Avenue corridor.”
