Six new and renewal leases totaling 21,737 square feet at 30 Montgomery St. in Jersey City have been signed according to a Thursday announcement from Cushman & Wakefield. The tenants include Schuman Hanlon, a law firm; Hudsonpoint, a financial services firm; Specialty Rondot, a manufacturing company; Behrman Communications, a public relations firm; Chori, a renewable energy manufacturer; and Morgan and Morgan, another law firm.
Cushman & Wakefield’s David DeMatteis and Mina Shehata represented the landlord, American Realty Advisors, in the transactions.
“We are thrilled to see the resilience of small office users in Jersey City and their confidence in this building’s exceptional quality,” Shehata said. “These latest leases solidify American Realty Advisors’ commitment to providing prime office spaces that meet the evolving needs of its tenants.”
30 Montgomery St. is a 15-story, Class A office property that spans 315,385 square feet. The asset features on-site building management, as well as an on-site Cava, Chipotle, & Pizza and FedEx. In 2015, the property underwent a $20 million capital improvement program that included new windows throughout the building, a new façade, a new double-height lobby with glass walls, a new cooling/heating plant and switch gear, new tenant corridors and bathrooms and new retail units.
The waterfront property is located two miles from downtown New York City and seven miles from Newark Liberty International Airport. The asset is in proximity to public transportation options, including a PATH Station, ferry and light rail, and multiple banking, restaurant and retail options.
