For all the talk about all the work Onyx Equities is doing in Newark at Gateway Center and with life-science campuses across the state, some may have forgotten its large holdings of suburban office.
Announcements such as the one that came Tuesday are a good reminder.
The company is showing off the $15 million in capital improvements it made at the Arbors @ Parsippany — efforts it feels have turned a 60-acre, five-building campus into an energetic destination.
A game room, collaborative lounge, indoor and outdoor meeting spaces, a bike share program and yoga classes are all part of the changes.
“We recognize that today’s concept of ‘the office’ must be more than just a place to work,” Jonathan Schultz, co-founder and managing principal of Onyx Equities, said. “By investing in our infrastructure and creating desirable amenities, we are not only improving the physical space of our building, but also creating an energetic environment for our tenants as they look to stand out in a competitive market and attract employees back to the workplace.”
Businesses are recognizing it, too.
Onyx’s latest interpretation of the Class A office amenities package already has attracted 191,000 square feet of leased space, including a new long-term lease with law firm Fein, Such, Kahn & Shepard P.C., alongside Ricola USA cough drops, Robert Half International and many other established tenants opting to renew leases.
On-site amenities include:
- A 5,200-square-foot, state-of-the-art fitness center;
- Three newly renovated cafes;
- Outdoor activities including wiffle ball and cornhole;
- 5 miles of paths for walking, biking and hiking;
- Underground access between buildings;
- Covered parking.
Community events that are available to tenants include: a concert series, summer barbeque, putt-putt in the park, access to food trucks, a weekend farmers’ market, Italian ice and ice cream socials, campuswide fitness challenges and more.
Where is it?
The Arbors @ Parsippany is located at the crossroads of major roadways including Interstate 80, 280 and 287, U.S. Routes 46 and 202 and New Jersey Routes 10 and 53. The campus is a five-minute drive from the Morris Plains New Jersey Transit Station with a campus shuttle service available from 7:30 to 9:30 a.m. and 5-7 p.m. Monday through Friday.
Building upgrades include new roofs, new rooftop HVAC systems, mechanical systems and redesigning the entryways of the five buildings into open multistory granite and glass atriums.
