If you ever come into the chips, this is the kind of home you might consider: a trad style house at 10 Stonebridge Crossing Road in Newtown Township.
Despite its price, real estate agent Mark Gatta, of Opus Elite Real Estate in Newtown, said there has been a lot of serious interest in the place, including from “local celebrities.” Alas, no names. Non-disclosure rules keep him from saying.
“You would absolutely know the people who are looking at this house, and all of us would be happy to have as a neighbor,” he said. “Let’s just say local sports celebrities and (non-sports) celebrities have been very interested in the property.”
What do you get for $6 million in Newtown?
A lot, including the three-story, 10,200 square foot house, with five bedrooms, four full baths, two half baths (two in the master bedroom), a first floor ceiling that rises 30 feet in the living room, fireplaces, a full basement (with potential for a “safe room”), cental vacuum system, custom cut stone cladding, five zone HVAC, a garage with four oversized bays, and all on 13 acres of lush Bucks County countryside.

The whole place is wired for remote control, so virtually every system in the house can be operated remotely.
“So if you wanted to put blinds in and have them automated (to open and close) then you can do that. Everything can be controlled from your iPad” or phone, he said.
There’s an immense kitchen with two islands and Sub-Zero and Miele appliances. A roughed in elevator shaft awaits for outfitting, whisking from basement to second floor, and stairs take you to an unfinished attic.
And, if you feel you need even more space, say for a carriage house, three acres are already approved for a second house.

Taxes paid last year were $40,688. Think that’s a lot?
“If this home were just across the river in New Jersey, your taxes would probably be double,” said Gatta, who also has an office in the Garden State.
As for the mortgage, well, you’ll have to decide if you want to finance. With the traditional 20 percent down, you’ll need a cool $1 million cash. Gatta said some people pay cash for a house like this, no problem.
There is a homeowner’s association, and the fees are $4k a year. Maintenance and upkeep will require paid staff or at least contractors. The current owner has groundskeepers to keep things in shape.
How old is the house and who built it?
The house was built in 2012 by Richard Zaveta, a custom home builder who is asked for by name among the affluent seeking luxe digs, Gatta said. Usually Zavetta builds “one-off” houses, but this one, is in a Zaveta-built development of 16 houses, called Creek’s Bend.
Who buys a house like this?
In addition to big name celebrities, Gatta said, non-celebs who are local entrepreneurs, or people who work in New York and are fleeing the tax burdens of that place and New Jersey are the target audience. The current owner will likely get his asking price.
“It will sell for $6 million,” Gatta said, saying that he’s had five to six showings a week.
“Given the activity we’ve had, it will sell at that price and there’s not room for flexibility” in price.
